Hi guys. I’ve been living in this dachgeschoss apartment for a bit more than a year and right on the get go, last winter it rained a lot when I moved

And I noticed this drop of water coming this tube (this is in the ceiling) and you can also there is some water damage on the ceiling too..

I wrote the immbiliary a year ago and the next they called me and told me that they could come in the afternoon to take a look, but they didn’t come cause I was at work busy..

I let it go because this only happens when it rains…

Again comes this next winter, it starts raining a lot. I wrote the immbiliary again and they didn’t respond to my email now for about a month…

I really want to leave this apartment this year, as the place is a nightmare. And I worry that they will make problems to me and make me pay for this.

Also, I’ve no insurance. I know, dumb…

Please advise me how to navigate this. The immobiliary seems like decent people. They have helped me with other issues in the apartment, like the heating not working.

But this topic, they have always chosen to ignore it and it worries me. My friends landlord wanted to make him pay thousands for water damage and I worry. Something like this would drain all my savings and ruin all I’ve worked for years… Please help

  1. Leave it a while and youll have a free shower in about 3 years.

  2. 1st: Contact your landlord and show him a video of water getting in the house and ask for repairs. write them a letter as recorded delivery / Einschreiben – if the landlord is someone else than the caretaker of the house send one to them as well.

    2nd: document damages – be certain to use ones with certified dates/locations. You can get friends or neighbors to vouch for that data.

    3rd: This is Germany – without an Einschreiben there has never been any contact – email is nice but not every form registers them as important in any kind..

  3. Call them. Visit their office and show them pictures/videos of the leaking. Go to your local Mieterverein and ask them for help about writing a letter asking for the repair.
