  5. They’re also less likely to be bulk bought by the state or foreign funds

  6. Ye they’re listed cheaper and then about 50 bids go in and the price goes up another 100k for you, but only if someone else isn’t willing to pay an extra 110k and so on and so on.

  8. It’s the same for cars, makes sense, we don’t expect first time car buyers to buy a brand new top spec 3 series, but we do require the equivalent for homes.

  9. They are cheaper because you need to do a full renovation adding at least 150k more to a typical house to bring it up to the standard. So pricewise it’s the same. Second hand houses come with more garden space and a nice established neighbourhood though.

    Ah yes because at an average of 127k combined salary needed to buy a 3 bed new build, couples really want to be drowning themselves in a 500k mortgage with rates >4.5% interest.

    Its seems nothing has changed and Leo is still out wildly of touch with reality.

  13. Yes, most first time buyers buy second/third/fourth hand homes.

    Yet, a few years ago this idiots government developed a first time buyers scheme that only applied to new builds.

    Swings and roundabouts, spin and bullshit.

    I don’t know a single couple (because singles can’t buy) who have bought a two bed house for the simple reason that – whatever you buy will be what you have for the rest of your life

    because that’s all that’s available Leo, and because you practically need to know the developers personally to get on the list for new estates.

    This has zero to do with price and all to do with availability.

  21. It’s ridiculous capping the H2B scheme at 500k as well. Very difficult to buy a new house in Dublin that would qualify.

Good to know this extremely secretive information that most first time buyers can’t afford new build homes because I was under the impression that they could 🙄

  29. I purchased a secondhand home because its in a much better location than any new build that was remotely within my budget. It also included its own driveway, south facing garden. Its walkable to a lot of places, has shops, gyms and the cinema around the corner. If I bought a new build, I’d have to drive everywhere.

    I could also only own a new build if I bought with the first homes scheme where I’d have to max out the 30% equity in the house the gov/council will own. It was also a bit of a scam with service charge and the equity charge, plus the fact that unlike the old scheme, the 30% equity isn’t given up after 10 years, they charge you even more as the years go on. Plus they also made it much harder to pay off early. So it didn’t seem worth it for me. I also wanted to own all of my house.

  30. My house was built in 1958. It’s in a mature cul de sac surrounded by good public transport links and shops and schools and pubs. I have a massive garage and large back garden to boot.

    Why the fuck would I pay the premium for an “A-rated” bland box in some non-descript estate on the outskirts of the city and deal with cuntish commutes?

    Even with the renovation we did which gutted the place we still wouldn’t come close to the insane prices they’re charging for a new build.

  31. Is ‘second-hand home’ really a common term in Ireland?

    In the U.K. it’s either a new-build or a house, I’ve never heard it described as ‘second hand home’. Sounds like a term coined by the construction industry to make non new-builds sound less attractive

    With the poor quality of new builds in the U.K., there aren’t many people who prefer them to regular houses

  32. I did this.

    I inherited and had to sell cos of the tax I had to pay.

    I deliberately bought and old house cos it was cheaper.

    Just to edit and add.

    The house was over a century old with an extension built in the boom. The old part, cold but no damp, no peeling nothing, solid as anything.

    New part, leaky windows, kitchen not sealed properly so back of cupboards was rotting, ceiling in living bowed cos it wasn’t supported properly.
