Apparently this is needed as Landlords get left “high and dry” when tenants leave before the end of the lease.

Properties are flying off the shelves right now. If you see something you like and don’t commit immediately then the next person will. There is no shortage of people wanting to rent.

I left my last lease early due to an inability to sleep due to construction and inconsiderate neighbors. None of which was the landlords fault but its not mine either. Under these new laws I’d have had to put up with that situation for many months more.

  1. I don’t understand what will change if tenant just leave, what the landlord can do?

  2. [Tenants that leave after a month of notice] have “brought about uncertainty and may have forced a number of landlords to increase rates in order to cover themselves from unexpected terminations by tenants”.

They will increase rents to their liking anyway. Dont like it? Dont prolong contract. Increase the rent. New tenant found after a weak that accepts it.

Malicious landloards keeping the deposit anyway.
