I had moved out to a new city 5 months ago and I’m still waiting for my kaution money back from my old apartment, I emailed her asking for the kaution money, few days later I get the bill for 2022 return, around 400 euros was my return.

Strange thing is a couple of days ago i emailed her asking if she knows when I could get back the kaution money, and she sent me an updated bill for the 2022 return, low and behold I gotta payback almost half of the return from 2022, around 170 euros, is this usual? I see there are 2 lines added in the bill one for insurance and another for cable(even though I never used any internet, we bought our own internet).

Any help is appreciated, thanks.

  1. You can ask her for All Invoices that go into this invoice usually ensure that the bill decreases overall or you know that it is correct.

  2. I believe the deadline to demand the money for the nebenkosten is 12 months, but I may be wrong. That means that she can’t demand anything from 2022 anymore unless the bill came before 01.01.2024

    If the whole building has cable, then the landlord (still) is allowed to charge you for it, whether you use it or not. This has changed only very recently.

  4. That looks perfectly reasonable, yes and if they sent you the Nebenkostenabrechnung before end of 2023 for 2022 it’s also within the lawful deadlines. Nothing in this bill looks suspiciously high to me and the individual items listed seem reasonable but of course they depend on your rental agreement. You could ask for a copy of the original bills if you want to calculate the amount yourself.
