And just like that the price of derelict buildings rose by 20%
A bit pointless imo
Just awarding people for not selling their shithole properties instead of twisting their arms to sell them.
They should just tax the shit out of current owners – penalisation is the only way forward on that front.
Wait until Taisce get involved. No first time buyer will be doing anything with them
There’s no way a grant of €20-30k will make this worthwhile for a first time buyer. You’d spend that much in rent alongside your mortgage (that you’d be lucky to get) as you’ll need somewhere to live while you try to make the shit-heap habitable.
Last time “first time buyers” meant the children of the most wealthy who were able to buy new builds.
It’ll be interesting to see how this turns out to be inaccessible to all but the most wealthy.
Or: how to incentivise upwards the value of derelict properties.
Seller knows you can get an extra 20-30k from the government, so the property is now worth that much more.
So, reading between the lines the prices of these properties will rise between €20-30k.
A first time buyer, with literally zero experience of how things work will be given an uninhabitable place and a few quid to do it up. What the fuck could possibly go wrong there?
Not withstanding a) building costs are at a high and b) as with most incentives, the seller will increase their asking by a similar amount…. I mean there are business literally holding vacant property because their worth more long term so they’re very obviously going to maximise what they could get for the property
Banks don’t give mortgages for derelict buildings
Christ almighty why is evey single thing they introduce always on the demand side!
Anything but punish the landlord, prices set to rise on these buildings making derelict buildings unviable due to cost but still an eyesore for everyone else.
Just another headline to make it look like they’re doing something, without doing anything.
Whoever made this decision probably ownes some derelict buildings.
There’s already a supply squeeze on these properties. That’s going to just make it worse by driving demand higher.
I was trying to buy one myself, saw one property in particularly go from 90,000 to 145,000 over about a month. No way it’s worth that much even when refurbished.
I guess you can dere-lick my balls..
The government are morons. The issue isnt that people can’t afford to buy derelict properties. The issue is that people are hoarding vacant/derelict properties.
This grant does nothing except possibly raise prices on the few that are willing to sell.
A vacant/derelict property tax would be the sensible way to tackle this.
I don’t mean to be negative but a first time buyer is the last person I would want to incentivise to buy a derelict house and renovate it.
That’s the windows and door sorted, what more do you need.
… because all the other property purchasing grants lowered the price of property so well!
No use unless you plan to self renovate there’s a tradesmen shortage so as usual the governments plans to address the issue does feck all to solve it
