I moved to Germany some months ago and found a place to rent within a week. Lucky, right?
Well, my Vermieterin has been pretty much hell, and I'm pretty sure she's taking advantage of me being ignorant on german laws.
Since I'm leaving my appartment soon, she wants me to take care of the Besichtigungen. That's weird, imo, but it was in the Mietvertrag, so cant complain… But now that I went on holidays for Osterferien to Spain, she's mad at me for not being able to arrange visits and is saying that I shouldve given someone else my keys to make the visits instead of me.
In the photo you can see the only clause in my contract that concerns Besichtigungen. I don't think what she's asking me to do is written there, but maybe you think otherwise?

Because you are already leaving on a set date you have as stated a “Mitwirkungspflicht” and need to make possible any “Besichtigung” that was announced at least 3 days prior to the date.
And if you can’t *you* have to give a new date when you can.
Giving a trusted friend the keys while you are on vacation would indeed have been an easy solution.
You have the obligation to allowed a future tenant to see the flat. At the same time you don’t have to be available always and at any time.
It’s a balance between yours and your landlords interests.
So the question is how long are you out of country and how much time ti’s left? If you have 6 month left and you leave the country for one week, then the possible tenant can come at any other time. If it’s only one month left and your are out for 3 of the 4 weeks then your landlord is rigth and you have the obligation to make a visit possible.
