Hello,

I have met alot of people going to supercar meets here in Cyprus and 90% of them said they are in "Real Estate or Construction" but nobody really told me exactly how to start and how to get into it.

When i was asking them most of them were "chewing up" their words which is wierd.

Anyways am 26 i want to get into this as well.

How do you start getting into this industry?
Do you study in university?
Get any certifications?

  1. But a plot of land, buy a plan, wait for building permission, find building company to do hard work, sell flats.

  2. I am assuming the majority of them sell “luxury villas” to foreigners with insane margins due to high demand.

    You can get certified as a real estate agenr (so basically sales and salary based on commision).

    Become a real estate developer (so basically learn how to take projects, know people and processes).

    Or outsource building to developers and sell/rent the peoperties (requiring significant capital).

    The most realistic at this point is option A I assume, which sounds super unreliable as real estate markets usually go up and down (so does sales and your commission).

  5. I know someone who builds like this, but he started 40 years ago and borrowed a lot of money in the process. So it’s not something you can do in 2-3 years, closer to 20-30

    The RE industry is full of fraud (EVERYWHERE).

    Everyone is up charging from the plumber to the painter to the developers.

    A lot of times the developer uses what is cost plus pricing on the construction ,so they get paid for building the project and not selling the the project.

    I could talk about it for hours but the reality is these fuckers are always finding new tricks to overcharge and underdeliver.

  7. You mean as a developer or as an agent ?

    If as an agent, then look into applications for real estate agents vacancies.

    If for development, there are high barriers to entry. It might be a good idea to start as an agent and you’ll understand.

  9. They’re laundering money lol, that is what cyprus is for. Real estate is literally 99% of what money launderers do in cyprus.
