
We currently own an apartment, bought in 2022 on a mortgage with very low rates from that period in time.
Due to running out of space we have made an offer on a house that we can pay without getting a new loan (price of the house is about the same as we can get for selling our apartment, and we have enough savings to pay all associated costs).
The house needs to be renovated though and for that we would get a new loan, however to make use of the "renovatiekrediet" the gov't offers, the loan for renovations needs to be taken together with a mortgage. My idea was to get a small mortgage so we could make use of the renovatiekrediet.
Has anyone done something similar? Does it sound like a good or bad idea?
ps. I'm asking here because I'm not sure where to ask: for legal advice go to a lawyer, for tax questions go to an accountant, … but where to go for "how to trick the government into helping you pay for renovations" questions? I thought about asking the bank (made an appointment) but they have no reason to keep me on a mortgage with rates that are 1/3 of the current market rate
