What we should keep in mind when buying a new project house (house examination, paperwork, etc.)?

Here’s my case:
We found a new house within 30km of Frankfurt that we are really interested. The house is being built completely in a housing project, meaning ceiling, floor, wall are completed with heating/ watering/ electricity system, bathroom is furnished, solar energy panel is equipped and so on.

The house is expected to be ready by next July. (Currently a few houses in this project are done and sold out.)

We found many advantages of this option, such as very good energy efficiency (so we can get a kfW40 loan with low interest rate compared to current market rate), or less risks/ efforts to renovate the house in the near future while price is still acceptable to us ( plus, no commission fee).

Still, this is our first time buying a house, and there are not many tips/ experience on the internet or among my German friends related to buying a project house, so any advice from yours is highly appreciated!

If you bought a project house or know someone did, could you share their overall experience? Are there any hiccups?
