  1. This is good. Supply is really ramping up. It was ~20K when this government took office.

    It would be alot more if they went high rise with 10 story+ apartment blocks. That’s a different story though.

  5. The 2 beds in Dublin are 520k. 100k more than the 3 bed in the same estate 2 years previously. Purest of greed as usual.

    They won’t actually be built until 2043.

    It won’t be a case of housing estates being unfinished because the houses aren’t sold…… right?

    If that was to happen what happens with all the money invested so far by the poor developers and government?

  9. 40k would have been great if we still had 2019 demand but we are in a new era with much higher population growth so not really enough

  10. Even a 50k a year plan is most likely too conservative. When accounting for pent-up demand we’re likely going to need 60k pa

  11. Same man said we were starting 350 gaffs every working day just weeks ago (ya, that’s 80,000) lol

    Industry commentators estimating we will get to 33kish completions by EoY so I’ll bet anyone they’ll lie to our faces they’re on track for 40k but can’t prove it until Q1 2025 – months after the election

    All the geriatrics will buy it tho, every single time

  12. Not to be all doom and gloom but we’ve seen all this before. They scramble to make it look like they’ve been making an effort as the next general election gets closer

  13. What’s the breakdown of the 40,000 between govt built homes, investor build homes and private new builds?

  17. 40k would be a 22% increase on last year I think. With the exception of 2020/21 due to Covid the increases year on year have been relatively impressive. Construction is not an easy industry to scale.

    Unfortunately it’s still not enough to keep up with growth.

    In my opinion the problem isn’t what is happening today but what was left happen back in 2008 on. The government allowed the construction sector to disappear completely forgetting that while 99% of the sector may be private it is essential to the state.

    Almost every school, hospital, road, water treatment plant and house for decades has been built by private construction companies. All of that infrastructure is either essential to the running of the state or the basic needs of the population and the government just left it disappear because there was no immediate need.

    Unfortunately there once it’s gone the industry takes decades to be rebuilt and trust will always be an issue. There might be lots of cash in trades now but for anyone getting into it now you have to accept that there may be a downturn and you may need to leave for work.

  19. All sounds great until we have legislation that prevents funds from buying 30 to 40% of them, inflating the rent that they can change

  21. Most people who move to Spain and the like say they are expats , not working and have a pension , not coe’s of a company . Mainly a word I have found to be used by British abroad . Never came on a conversation where it was anything else .
