I had long planned to move to Germany, but more and more I’m thinking that Graz in Austria would be a better choice. I really think it’s one of the most underrated cities in the German-speaking world. Not only is it very sunny and mountainous, but, from what I can tell, it actually has a large surplus of empty apartments and thus affordable prices:

I admit I was surprised by just how many empty apartments there are in Graz- almost 40k according to that video. I think Graz is a lot like Freiburg in Germany, but in Freiburg it would be very difficult for an American to rent an apartment at all, and it would certainly be very expensive.

So I have two questions: 1) why are there so many more empty apartments in Graz than in German university towns and 2) what’s the best way I could find a good deal on an apartment in Graz, to take advantage of this fact?

  2. A lot of flats are lately being built for investment purposes only, without ever trying to rent them out. Because of increasing housing prices, their value will increase anyway and even more so if they stay completely new. Renting out might decrease that value, so why even bother…
