In an ideal world, no fault evictions, including revenge evictions when a tenant reports faults and omissions would be banned, while at-fault evictions, like when tenants don’t pay or damage the property, would become easier not harder.

I got served a section 21 when my child was three year old. The landlord wanted to renovate so he could up the rent. As a parent, the lack of security is one of the most stressful part of being a renter.
This could mean a mass of evictions unless there are the following carve outs:
– landlord can issue notice if selling
– landlord can increase rent as per inflation and can issue notice if this isn’t agreed
– landlord can issue notice for criminal behaviour, anti social behaviour, damage to property, failure to follow lease terms and no rectification after warning, failure to pay rent after warning.
Landlords will argue for opt outs for tenants, so as to pressure future tenants to opt out of the protections but doubt that will fly.
Its not worth having any tenants. They are a huge headache
