What’s the best way to settle matters with a Vermieter (Company) who’s been neglecting the damages on Wohnung? (Desc in Comments) from germany

Hey guys,
i’ve been living in a decent 50m^2 Flat since November in Niedersachsen. Unfortunately since January, i’ve had an extreme case of water-damage (it rains from the Bathroom and Flur), causing the whole Ceiling + Wall in the bathroom to become wet, cracked, and starting to have mold.
It was going on unattended since January till a week ago when i demanded they repair it or else i’ll be contacting my lawyer. (to which they respond surprisingly fast and sent a repairman right away in the same day). They then fixed the leak problem which was from my neighbour above me and offered me a compensation in form of Hotel + Repairs and Sanitary-Team for my Flat. (Which they say “We will contact you again shortly”).
Fast forward to today, i’ve been calling them about this and their answer has always been “They (the company for Sanitär-Arbeit) will contact me shortly.” and till today i have yet to receive any call/letter regarding this.
Meine Frage: What’s the way to “move” a Vermieter that’s been avoiding/ignoring me with “Yes they’ll be with you shortly / Contact you soon”? Honestly i hate having to keep mentioning ‘meine Anwalt’ just to get certain things moving with companies/Vermieters, but is there any better way to do so?
Notes (Read before reply) :
– Prior to the leak-fix, i’ve been calling them, every day, saying that the water raining from my balcony is severe and they always say “We’ll send someone in 24 hours”, which unfortunately never came.
– I have sent an email to ask for Mietminderung of 40% because of the damages, and till today they have yet to pull the rent-money from my bank (i usually pay with lastschrift). Does this mean they are not pulling it because they are aware there is a damage, or should i be worried about this too.
– I am a student living here since 2 years ago, and this is my first real Flat, so i don’t have much experience regarding themes like Mieterschutzbund/Verbraucherzentrale

You don’t ask for a Mietminderung, you do it yourself, that’s your right according to [Section 536 BGB](https://www.gesetze-im-internet.de/englisch_bgb/englisch_bgb.html#p1939)! Revoke the direct debit authorization (Lastschrift) and pay the (reduced) rent by standing order (Dauerauftrag) from now on.
That is an incredibly dangerous situation you are in- I would personally be trying to move out of there ASAP- especially if you have kids.
