The thing that gets me about this kind of behaviour is that the landlord / homeowners have a nice big £300-400k detached house here. Something a lot of people aspire to. And then they are miserly enough to sell their own privacy for a few hundred a month. Surely that is actually worth something? How hard up are you for money when you’re okay having a stranger wandering about your property 24/7.
The wee arch way leading up to your shed feels kinda like you’re about to pay £20 for smash burger.

I was just emailing with a landlord in Belfast last week for a similar rental… at least this one has a full kitchen set and (wow) a bidet! Mine turned out to be asking a full lease at £ 800+ for their garden studio with no laundry, no oven or stove (just a hot plate), and no wardrobe or closet (just a coat rack)…. Like, who is this even for?
It’s actually nice enough as a granny flat or for your grown up child or guests. But not paying a fortune to walk through somebody’s back garden. Looks like they’re into gardening too so they’d be out there a lot.

It’s fucking mad man, average rent in the city has gone from like £600 to £1000-1200 over the course of a few years.
Shithole barely liveable 1br apartments in fucking Sandy Row going for £900-1000, it’s absolutely mental. I’ve been renting a 2br apartment near Botanic since 2020(?), and I’m so lucky I have a sound landlord who has only increased my rent by £50 since then – because every apartment around me seems to have nearly doubled in price when I check propertypal. I’m basically stuck here unless I want to take an enormous hit in money every month an equally mediocre apartment
And for what? It’s a shitehole city that charges London prices for food and drink (and soon rent at this rate), while paying embarrassingly low salaries, and there’s fuck all for anyone to do – doubly so with the rapidly rising cost of drinking.
Meanwhile there are basically zero new builds going on except for ‘student accommodation’ – AKA shitehole studio apartments they can let out for £200-300 a week to international students with more money than sense. Well I suppose there’s one exception to that rule – the big apartment blocks that have been springing up around the Titanic quarter because they know they can charge £1000+ for a 1br apartment easily. Loft Lines will go the same way.
It’s like we *want* to end up as fucked as Dublin. Well, I suppose the property owners do.
It was listed at 625 quid in May, no wonder tenants don’t want to stay in this glasshouse in winters.
Guaranteed the main house is occupied part time by owners who are probably based somewhere in England.

I’m a landlord I have 2 little terrace houses I only charge £390 a month , had same tennants for years much rather have happy tennants than rip them off and have to deal with someone trashing the house
Not sure why they need a photo of the front of the actual house if it’s not the one being rented out? Why can’t we get a proper photo of the one that’s being rented from outside?
That price is absolutely ridiculous and you’ll probably have zero privacy living that close. No thanks

Huh, it’s listed as 19 Lismoyne Park but that’s the address of the main house. What’d be hilarious is if the landlord’s put that on the lease too, then legally you could move into his house and he can’t do anything about it. As you have a signed lease for the property, a locksmith will even open the door for you and change the locks and the police won’t intervene.
EDIT: Actually reading the listing, the landlord seems to be doing this as a lodger agreement, not a rental property. That means listing it as the main address is correct and you can’t do what I suggested above. It also means you have no legal protections because you’re not a tenant, and the landlord is able to claim 7.5k per year of your rent as tax free under the rent-a-room scheme so they really are tearing the arse out of it charging 875/month.

This is London levels of insanity (if not quite price). London market is full of dodgy, poorly built garden rooms/converted outbuildings, zone 3/4 and inevitably damp, freezing cold and at the bad of some god awful house share. Fucked altogether if this takes off in Belfast.
