My partner and I have been living in Denmark for around 3 years now, and we are starting to think about buying an apartment in Copenhagen. From what we understand, it’s not possible for foreign residents such as us to buy property until we have a permanent residency permit – which we’re eligible for in two years.

We would like to talk with someone (ejendomsrådgiver?) about the process of buying property and how best to prepare. Does anyone have any recommendations of services which provide this, i.e. to talk to us two years in advance?

  1. You need to have been in Danmark for 5 years consecutive *), that is it. And then satisfy the bank and/or finance institute.

    *) you can apply to the state to allow you to buy somthing earlier, I do not know what these rules are, and how it’s done.

    If in doubt visit your local realetate agent and she/he will give you the ground rules, then also talk to a bank. That’s it.

  2. For now, speaking to your bank or perhaps a one-off consultation with a property lawyer or immigration lawyer will be plenty.

    Once you’re a little closer to buying, there’s a pro gamer move you can do, though.

    While you mostly hire a realtor for selling property, you can actually hire a realtor to advise you in buying property, too. They’ll often have a lawyer on board as well.

    Many banks in DK, especially the larger ones, actually own, or have partnered with, realtors. Danske Bank has Home, as an example, and Nordea has Nybolig. If you’re financing through one of these banks, you can often get a fairly hefty discount on a realtor to guide your purchase process. It’s an absolute lifesaver.
