Development plans for 13 acres near Costco leaves business owners with split opinions

COLLEGE STATION, Texas (KBTX) – After development plans for the space near Costco were approved by the College Station City Council, businesses nearby say they expect both positive and negative impacts in their future.

College Station City Council approved a plan on January 9 to use 13 acres of land at Corporate Parkway and State Highway 6 for retail and restaurant development plans. Businesses in South College Station shared split opinions on how they expect the retail and restaurant development plans to impact their operations.

“I feel like that development will bring more people to South College Station and that could be beneficial to us, but like I said, the competition is gonna increase,” explained Kyra Glover, a hostess at MARFA Texas Kitchen.

The real estate in College Station’s plan for development includes 13 acres between Costco and Corporate Drive on State Highway 6. Corinth Group developers still have an opportunity to purchase 15 more acres for any future plans.

The owners at Hyperbole Bookstore said they see a growing number of businesses as an opportunity to collaborate. They think new developments will bring more foot traffic to South College Station that all businesses can benefit from.

“I think the more they fill up, the more we can pair with other people in the area,” said Kathy Miller, Hyperbole Bookstore Co-owner. “And really just build this as a destination, a shopping destination, which I think is what we’d love to be.”

South College Station business expects new area developments to help bring in more customers

Sydney Welsh, Owner of MARFA Texas Kitchen, said that populations are not growing at the same rate as restaurants around College Station. With fewer customers and more competition, they expect development to harm their business.

“If we have more competition and the same population, I feel as though it’s gonna get a little more difficult for restaurants in College Station, businesses in general in South College Station, just because it’s just so much competition and not enough customers,” added Glover.

Both businesses acknowledged that growth in the area is a good sign for South College Station.
