Not good enough, new houses should be RESERVED for residents or for people with a job in the province, everybody else can fuck off, in a globalised world second houses are a bane that kills the most charming cities for the benefit of the 1%, normal people can’t possibly hope to compete with all the millionaires and digital nomads of the world.

    Just look at Bolzano or Cortina or the most charming coastal cities in this country, thousands of houses built every year but the housing crisis becomes more problematic year after year even though the population is stable or decreasing because as soon as new ones get built they get snatched by some rich person from god knows where that will only live in the city 1 month every year, if that, this forces young people and workers to leave their city and with no workers a city might as well be dead.

    The housing problem in Bolzano is so bad that public servants can’t find a place to live but at the same time 24,19% of the houses in the province are without residents, disgusting.

    Although this move kind of makes sense as the EU wouldnt let spain do this to EU citizens as its seen as infringing on one of the rights of eu zitizens or smthn.

  14. This won’t solve shit because the housing bubble is not restricted to rich buyers; we’re thousands of people more and we refuse to BUILD NEW HOUSES because of pure trauma of the 00’s bubble which is absurd. More people= same number of houses = guess what.

    There’s only two ways: more houses or less immigration and tourists.

  25. There’s a Caribbean island, called Tobago, that banned any non-nationals (Trinidad and Tobago) from purchasing land or housing (with very, very few exceptions) because they genuinely hate outsiders. They’re legendary haters. Europeans would be impressed. This happened over 20 years ago.

    The value of already built houses/homes (not undeveloped property) basically has not risen very much since then. People “thought” their homes were worth say €300,000 in 2002 and got a rude awakening if they ever tried to sell, now that it was only Tobagonians or Trinidadians looking to purchase a second home, all of whom were very familiar with the market

    A legislative-level dislike of outsiders, even if it meant a MUCH worse economy (most of them don’t care about such things) succeeded in keeping already-completed-property prices rising beyond the level of regular inflation.

    Any roadblock you set up to keep foreigners out works. If you’re willing to change laws and be poor you can actually reduce property prices.

Don’t make the same mistake as South East Asia, Americans go there in mass and SEA Asians are starting to complain about how everything is getting expensive for them because Americans are buying everything as it is cheap for them, while locals can’t live normally in their own countries anymore.
