  1. They’re billing you 4111 Euro, you’ve paid 1444 as your prepayment for operating costs, so they want 2666 more from you.

    That’s the biggest one I’ve seen here so far. It might be worth having the Mieterbund look at it to see if it’s correct.

  2. You have to pay 2666,81 EUR and I recommend you adjust your monthly payments for the Nebenkosten. They seem to be way too low.

  3. Nachzahlung means bad news, Rückzahlung or Guthaben means good news.

  4. The Betriebskostenabrechnung for 2023 needs to be billed by end of 2024. I don’t think this is valid document, I would go to Mieterschutzbund and let them cross check. 

  5. Illegal. They snuck a large chunk of 2023’s costs onto this bill. Ask for just 2024’s costs. It’s too late for 2023 Nebenkostenabrechnung.

  6. Yeah they’re trying to mush in 3/4 of 2023. That’s not valid, that period is over. Deadline passed. Go to Mieterschutzbund

  7. Is this for renting or owning? I have never rented myself and this seems ridiculous, even compared to owning.

  8. The biggest chuck of this claim is your share of heating costs. You need to check if your meter runs correctly, if you have extremely power-hungry appliances in your apartment, or if you are just a wasteful consumer in general.

    Your heating cost is brutal.

  10. how the hell did you manage to get so much heating costs? were your heaters turned on 24/7 and you want a temperature of 24°C or higher or what did you do to get such a high bill?

  11. This seems funky, not because of the period, but because the calculations seem off. 10000/473 is roughly 5%, but your share of the total is way higher than that in multiple lines.

  12. Basically you heated your apartment so much that you owe them 2660 Euro in addition to the monthly prepayments.

  13. The actual complete bill from the heating is missing, this HAS to be included and if they don’t you can and should request that paper!

    Payback of over 2.500 euros seems WAAAAY too much

  15. I think they made a calculation mistake.

    The top says, that you are responsible for 473 out of 10000, which is 4,73%.

    If you get the ratio for the heating cost it is about 19%. Property tax is also wrong. Others like garbage and street cleaning are correct.

    Just check all points for yourself and recalculate based on the ratio. It is really strange that you owe more money than you prepayments are.

    Take your new calculation to the landlord and ask for clarification.
