Short version is that the F35 is another MirageIIIS with open ended and incalcuble technical and financial risks. The price and technical guarantees that Armasuisse talk about do not exist in the standard US contracts that apply to such purchases.

Cross referencing the armasuisse numbers with the costs of several current users of the F35 leads to the conclusion that real service costs would be 50% higher than the Armasuisse numbers.

Armasuisse claims the US offer is fixed price contract. The US contract for such purchases contains no such clause. The F35 version the Swiss will receive is still in development (the current production version will change to the new variant by the time Switzerland takes delivery), nobody can yet say what the unit cost of that variant will be.
