Hi guys, just mt wanted to ask if it is a normal procedure to ask more Nebenkosten when moving out? First time we had such a thing and it doesnt make sense for me. We have been paying our side costs monthly.

What you pay monthly is an estimated amount. Every end of the year (or in your case, when you moved out) the real costs are calculated, the amount you already paid is subtracted, and you’re billed for the difference. Whether the amounts are realistic I can’t judge, but the procedure seems normal.
Idk. Yes, you are paying akonto for Nebenkosten but this gives me some off-vibes, I’ve never gotten something like this when I moved out.
– Service Abos
– Nutzerwechsel
– Allgemein Strom (normally you pay Strom directly)
– The Abrechnungsperiode starts before your contract. AfaIk you don’t have to pay for stuff that happened before you moved in.
This sounds fishy. Go ask your Rechtschutz about this …
What do you mean? What on that is supposed to be extra for moving out?
yes and it works also the other way around, I was studying during covid and did not use the apartment near my university at all for a few months, after months and months I get a letter saying they were reimbursing me a few hundred francs because I overpaid for the heating 😀
The problem leading to your high “Nachzahlung” is that you moved in in December, so you did not pay any Akontobeiträge in the “summer” months (July-November) , where the heating costs are low. Because the Akontorate is the same every month, it is basically to high in summer and too low in winter. It is a bit difficult to explain, but maybe it helps if you google for “Heizgradtage”.
I can only tell you of my experience, but I moved out of an apartment middle of 2018 and three years later in 2021 I received money back after the final costs were calculated. And that was with Wincasa, one of the “bad” companies.
Long story short, those are estimates and you may receive the real costs later on or if not, follow up yourself: the law is on your side.
