Long story short, about 15 years ago, my Dad found a "great deal" and bought a piece of land about 25 mins outside of Nowy Sacz in southern Poland (rural area)… Not a well thought out purchase with him living in the US for the last 40+ years and not at all business savvy (obviously he didn't do anything with it, and it's been sitting there, neglected). He's 85 years old now, and this property now falls on my shoulders.

It was once a large apple orchard (2000 trees supposedly) but already neglected when he bought it as the previous owner passed away some years before the purchase, now completely overgrown. There's also an old pre-war wooden home (scary to enter at the moment due to unknown creatures living inside) and newer barn on it (downstairs partially in the mountain side so it stays cool when storing apples, plus space upstairs that could potentially be used for storage or office).

It's around 12 hectares (30 acres) on a slope (sunny side). Mostly overgrown, but the bottom bit (maybe about 1.5 hectare) is clean with the help of the neighbor's horses that eat the grass in the summer and is partially classified as buildable (half hectare, by the main road). Also a little bit of forest at the top.

Surprisingly, all utilities available: gas, water, electricity, sewer, high speed internet.

What would you do with this?

(just FYl, I'm living with my family about a 20 min drive from this place, and could potentially put in some of my time/money to either start a business or oversee something if it made sense… one thought that came to mind was to start a winery, as there's a few of them nearby, startup costs not too bad when starting small, plus already a cool place to store wine barrels, but after visiting one locally and getting a tour from the owner, it's a tough business to get into… much easier to drink good wine than it is to make it)
