Hi guys, probably a dumb question but is it normal for an apartament to have such high Nebenkosten even if it is completly empty? Literally just a toilet and a dusch and a sink in the whole apartament? Are those fixed or is it like a orientatory thing?

  2. Hausgeld and Heizkosten are estimates only. You get billed the ‘real’ cost later. 

    Those costs don’t seem totally crazy to me. 

  3. Hausgeld is paid by the owner, and not the tennant’s problem…

  4. It depends on the size, the type of heating and the insolation of the building, but €170 in utilities doesn’t sound exceptionally high at first.

    Edit: for 2 rooms and 51 sqm a fair prepayment

  6. In Germany, a landlord can charge tenants for a variety of expenses. The list includes, for example, heating (listed separately here), cold and hot water, sewage, garbage collection, janitor, property tax, elevator, and building insurance. Some items can depend on the details of your rental contract.

    At some point in 2026, you should receive an itemized bill for 2025, and ultimately you may get some money back or have to pay more, depending on actual cost in 2025.
