There is definitely an empty housing crisis that’s never addressed.
There’s a whole row of houses, must be four or five round the corner for me. All were up for sale and now say sold and have said that for over two years now and they’re still empty.
Some cunt’s bought them and is just sitting on them.
It’s definitely not right.
Derelict property tax would change this pretty quickly but then again we all know that won’t happen
Some of these are vacant almost 15 years, I assume the same owner because they have been vacant and boarded up for the same ammount of time. Huge plot of land too, enough space for a large apartment complex or a few dozen houses, such a waste and an eyesore for a decade

It’s all round the country every town has vacant houses. Would a solution be changing the Squatting law to make it easier? My local council was in the paper all delighted they had taken over an abandoned house. That was 2 years ago the house is still empty nothing done.
We need to stop fucking around. Anything vacant over a year slap an extortionate council tax on until it’s sold. Like 10% of the market value, paid annually, this rises yearly to 20%, 30% up to 100% after 10 years. Either use it or sell it to someone who will or pay the fine, and use the fines to build houses

There’s a big master plan for swords redevelopment. I’d imagine this is part of it.
We don’t (yet)have a culture of squatting in Ireland. I believe (haven’t checked) that our laws are relatively sympathetic to squatting. I wonder will we see an uptick in that?
Houses left dormant with no proof of tenancy/domicile should be seized by the government for social housing after 7 years.
The First 3 are owned by the Pavilions Shopping Center, they were bought with the intention of building another entrance to the car parks but couldn’t get planning permission so they’ve been left empty for years. they used to be in a very sorry state but seem to be better looked after now.
4th, 5th, and 6th house are newly boarded up and seem to be prepping for renovation work. 7th house is badly grown over and has been empty for years but has been bought recently and you can see there’s planning permission on the gate for work to be done.
The 8th property has been boarded up for as long as I can remember, not sure it will be standing much longer as Fingal County Council are renovating the area there to turn it into the Swords Cultural Quarter.
And the last house has been boarded up since the pandemic, its in bad nick now but could be a beautiful home with some money put into it.
So not all doom and gloom!
I found out that a cllr in a particular city has two brothers who own multiple derelict sites across the city. And have left them Rot for years and years, all with the plan to redevelop them and make their money, but it makes more sense for them to drip feed the market than to develop all of it now, despite having planning permission. It’s wrong to leave sites idle for so long. Derelict sites act 1990 needs to be enforced, the legislation is already there!
If only there was some sort of vacant property / vacant site tax you could levy at exorbetant rates so people or developers would be forced to either move things along the pipeline or sell to someone else who will do so.

Planning needs to be a lot simpler and we need a combo of tax incentives develop and tax disincentives hoard. Land is very overpriced in this country considering how sparsely populated it is.

Something I don’t see mentioned often is how the government is contributing to this problem via Fair Deal.
Maybe it’s due to my age but I know a lot of my friends and extended family sitting looking at an unoccupied family home for years, sometimes more than a decade because of a parent(s) in a nursing home.
Long story short, the house can’t be rented, sold, etc while the final living parent is in care as the government owns a slice and it will be divied up on their death between the will and the government. In cases like Alzheimer’s this can mean a vacant family home that could house a young family sitting empty for years.
There are about ten large derelict buildings in a row on Cork Street approaching Dolphin’s Barn. I just don’t understand it as the government could take them over through compulsory purchase and build an apartment block that could host lots of households.
This is an excellent location on one of the main arterial routes surrounded by good public transport.
Why on earth these buildings have been allowed to remain derelict for so long in a housing crisis is absolutely baffling.
All part of the plan.
What I don’t understand is why can’t a court force a sale on these. Have a state intermediate that does it on behalf of the owner for the highest price and then when the owner comes forward they receive the amount.
