The Greater Baton Rouge housing market saw an increase in both pending sales and new listings in April, marking the second straight month buyers saw some relief. 

The latest Greater Baton Rouge Association of Realtors figures, however, do show a decrease in closed sales. Overall, some 796 deals closed in East Baton Rouge, Ascension and Livingston parishes, down 2.5% from last year’s 816 deals closed in April.

Across the three parishes: 

New listings increased 6.2% to 1,242.
Pending sales increased 0.8% to 913.
Closed sales dipped 2.5% to 796.
The percentage of list price received was down 0.2%, to 98.1%.
Days on the market until sale rose 19.1% to 81.
Inventory of homes for sale increased 10.6% to 3,170.
Months’ supply of inventory climbed 10.3% to 4.3.
The median sales price decreased 1.4% to $260,455.

The median sales price across the three parishes last April was $264,283. 

Livingston and East Baton Rouge parishes saw a dip in the median sales price, with East Baton Rouge declining 6.1% to $258,000 in April, down from $274,865 in April 2024. Livingston dipped to $246,453, down nearly 2% from $250,500 last April. Median sales in Ascension rose 10.5%, from $296,270 in April 2024 to $327,500 last month.
