Me and my girlfrind are looking for an apartment togheter. We have fiund this one and it would be at the perfekt location. As she is from germany she thibks its to expensiv, im coming from basel an think its very cheap. What do you think?

I feel like coming from Germany, breathing is expensive in Switzerland. But 4.5 rooms is nothing to scoff at. While im not particularly well versed in Real Estate, I don’t think its a bad deal of its in a major city like Aarau.
And if you both are able to comfortably afford it, what the harm if you like the Location.
Yes it’s expensive, but in regards to abusive swiss market, it’s not at all. I really like the big balcony ! It’s great.
It’s bigger AND cheaper than my apartment in Aargau. But I am 15min away from Zurich HB
We have something similar in Köniz, but balcony 42 m2, and it was started at 2605 5 y ago, now its 3k
Considering the space, being new and the huge balcony, the price seems very reasonable!
(Paid 2800.- with then boyfriend in a major swiss city 10min from station. Built in 2015, 3rooms and 130m2 with low roof parts and only a small rooftop balcony)

I life in a apartement about the same size. 4.5 rooms near Aarau. Built in 2019, 10min by bicicle to the next trainstation and i pay 2400.-
It’s average but if you can put that money per month in a flat maybe you could consider buying one? Money saved in the long term and it’s a good investment (you can deduct many things on your taxes vs paying a rent)
What are you going to do with 118m2 and 4 rooms if it’s just the two of you? Do you plan on running an illegal poodle breeding farm?
Depends a lot on the location itself. But in general it seems reasonable comparing with similar offers.
Seems to be an ok price for a new appartment with much space, two sanitary units, and big balcony. If it also has good public transports and stores close-by it’s quite fair.
Personally, I think it’s a bit special to have the kitchen in the middle like that, but at the same time they don’t waste space for a random corridor
That‘s a good price for a brand new apartment this size, considering the crazy housing situation.
Its not cheap, no… but if you both have a decent stable job to afford it (at least 3k+ each monthly).
But if only of you is working then it’s definitely too expensive. It depends.

I used to live in a 3room apartment that costed 2.2k and it was a struggle honestly
I would put it as slightly expensive, but somewhat fair. You can get cheaper with more interior space, but less balcony and probably older.
Now it depends on what you guys want.
Maybe its more of a question about the space you need, 4.5 Rooms and that huge balcony is definetely nice, but would you really use or need all of it? 120 m2 seems like a lot for two.

You simply cannot opine on the question of value without knowing where it is.
“Aargau” is far too broad. That goes from premium prices by Swiss standards next to Baden train station, to bumfuck nowhere.
Fair rent is between 2200 in schwaderloch or somewhere like that to 4000 for a high spec block next to Baden train station
2600 is very pricy for Aargau
The price is great for the size of the apartment. Of course, it also depends how much you both earn combined.
We are also from Aargau. Living area is a little bit smaller than the 140m2 we have. Our balcony is probably „only“ around 30m2, though. Also, our apartment is from the 90s (with some renovations two years ago).
However, we have a very good location (5 minutes from the train station by foot with 20 minutes to Zurich), a huge basement and a big common garden.
We pay 2.5k. Considering it‘s a brand new apartment 2.6k sounds fine to me.
It’s kinda funny, I’m in the same situation with my girlfriend, except the roles are reversed. We’re looking for a flat in Switzerland and at first I was just appalled at how expensive flats are.
I eventually just got around to accepting the fact, that this country is just really expensive.
Concerning the price itself, I usually see flats being around 20 CHF/m² in Baselland. 2600 CHF for ~120 m² is a bit on the more expensive side, but considering the huge balcony, I’d say it’s fair for Switzerland.
My question would be if your girlfriend works in Germany, and if so, how much she makes a year? Even at decent salaries (>60k) this would be considered very expensive for us. At the same time you save quite a bit in taxes (not in social security though, those are paid in Germany), so maybe that’ll ease her mind if she hasn’t yet considered that.

We pay 1500 for 2,5 room, 56m² inside, 25m² balcony. Incl nebenkosten and tiefgarage.
I almost had a stroke reading this but not because of the price, that’s fine, considering you don’t even have to buy a kitchen in Switzerland, which you often have to in Germany. Do you need 4.5 rooms and a massive balcony for 2 people though?

Edit 2: I actually can comment a bit on the price. It’s probably a bit on the higher side, because I’m pretty sure it already accounts for the 2nd Kantonaleschuhe in Aargau being built next door.
it’s nice. if you cook the kitchen’s placement is really bad as the smell will permeate the whole apartment

The rent seems fair. Just wondering why you need three bedrooms for the two of you. Will you both be working from home?

The layouts of new flats often have one thing in common. There’s no foyer….no real “entry zone”.
You open the door, you’re in the kitchen. In my case, you enter, boom, living room.
Very little space envisioned for putting your coats, jacket, boots,…

I live like 10km by bicycle from Zurich HB and pay 1800 a month for 93 m2, which includes a garage box. I thought AG was cheap ? But my place is old dated crap and I’ve been here 20+ years.
That’s an excellent price. Would have preferred another room at the cost of some balcony space.
Don’t EVER listen to Germans when it comes to pricing. They’ll never be happy.
I pay 2800, price is ok. Your German gf needs to understand Swiss prices before she has something to say.
