  1. In your garden? No. On Kauppatori? Yes!

Edit: More seriously: better ask your local town hall. I think I remember that there is a size limit under which you need no permission. Unless you want to set it up on Kauppatori, of course.

  2. If you own your own property check your paperwork, often times it will list the reamining allowable m2 you have left to build with. If its under that limit youre good to go.

  3. You can build these without permission as long as they are at least 5m from the property line

  4. Permit is not needed but you still need to check your lot paperwork to see if you are allowed to build it. You can only build certain amount of m2 on your yard and also depending on the area there might be limitations on how many different buildings is allowed as well.

Also you need to make sure building comes far enough from neighbours yard and is far enough from all the buildings there is.

So even though permit is not needed anymore for small buildings you still have to make sure everything is up to code.

  5. How about small terrance and a pergola? Does it also count towards the square left for building and take into account the property line?

  6. Architect here. You don’t need a permit, but the city might require you to register the building for them to keep up with the statistics. This is dependent on the local zoning and building code (asemakaava & rakennusjärjestys).

In general Helsinki city lets you build it closer to the property line. The distance has to be at least the same as the height of the building (in your case 220cm). If any closer you have to ask your neighbours consent for it. I don’t think the new building law changed that aspect in the citys local law.

  7. I build one of those years ago.

No idea about permits in Helsinki, but that structure is a bit flimsy.

Ditch those thin beams at base, and replace with 48×148 treated wood “kestopuu” beams. And make a square foundation with rows of beams at same intervals as those flimsy ones.

Also I would replace the corner beams that are inside with 48×48 beams.

If you use the original beams you will be having issues with door getting stuck when the shed sags due to flimsy materials.

When we moved, I built a new shed from scratch with these instructions.

  8. On your own land: no permit
If you are in a taloyhtiö, then you need to ask nicelt

  9. Probably with only a notice to the local administratation. But most likely it can’t be too close to the borders of your lot or a neighbors building.

  10. Can’t say for everywhere, but where I live I am allowed to buy structures under 50m2 not designed for housing. A shed is generally ok. But as others say, you might also need to verify you are not building beyond what is allowed percentage to build on on the lot
