  1. Of course they’re relying on incomplete RTB data because they depend on landlords voluntarily providing information on any rent increases after they report the initial rent.

    Can you imagine the tax office working like that?

  2. I don’t care. Rent caps are a lazy attempt to placate the masses without having to bother addressing the actual issue – supply.

  3. Limit the rent based on the square footage of the apartment. We need a fucking government that actually fucking does something other than maintaining the status quo. I’m so fucking sick and tired of no regulation leading to bullshit like this.

  5. The only way to stop these greedy bastards breaking the rules is to add a middle man to handle payments.

    Expand the RTB so that any payments go through them. No way ignore the rules. Then have a public database of rents for all properties.

    Have them hold onto all security deposit’s while we’re at it. If a landlord want to withhold something they have to prove it to the rtb first and show receipts within 30 days. No more waiting months to get a tiny fraction of it back.

    If they try looking for extra or renting outside the system dish out massive fines with a kickback to the tenant so there’s an incentive to report any fraud.

    It’s clear the greedy bastards don’t play by the rules so we’d be better off forcing them to.

    Landlord puts up rent.

    Tenant complains and suddenly they want to sell up so you have to move out.

    Do research as a potential new tenant, bring it up and watch your application disappear quicker than their last fuck to give.

    They really do seem out of touch with the reality around the country.

  8. Only just recently got the deposit and approval sorted to buy. Cannot fucking wait to escape this rental poverty trap. Our monthly payments of the mortgage on a spacious home will be more than a third less than the rent of our apartment now. It’s absolute fucking lunacy.

  9. Areas not in RPZ’s are nearly worse, the rule there is a landlord can increase the rent by the amount someone else is willing to pay for the property.

    Afaik landlords don’t need to actually provide evidence for the increases. Personally my landlord increased the rent by €65 a month in January, but was quick to add I was lucky because it’s still €100 less than the current going rate for similar properties in the area. Absolute piss take, it has been raised by 50% in 5 years.

  10. String ‘em up and the state take over their properties. That’s the only way they’ll learn. Imagine if all of a sudden a third of all landlords were strung up and their properties seized by the state & sold at affordable prices to people on housing lists. Obviously that will never happen because there’s a good chance that some politicians could be included in that third or are in the other two thirds and just haven’t been found out yet. And of course I’m not really advocating that they be strung up, because they might get me banned from this sub.

  11. There is a weird element on here that is very pro small landlord.

    Honestly in my experience every small landlord has been an absolute shite hawk:

    – Always trying to increase rent as much as they can,
    – putting off fixing appliances, heat, electricity, plumbing and dodging calls,
    – Furnishing apartments by just chucking in any auld shite from the 80’s that they don’t want anymore including old mattresses,
    – Being absolute bastards about getting deposits back, i’ve had one apartment I rented with some lads that we just couldn’t get the deposit back from him whatever we did and eventually had to threaten small claims to get just half our deposit back.

    Anytime I’ve rented from a company specialised in it, they have been super smooth. Everything is extremely formal and never have any issues getting work done that needs doing.

  12. Where is that lad coming back from Canada saying housing is not all that bad lol. Again, compare to EU countries when adjusted for median income and PPP, not places slightly worse. Swiss rents are lower than Irish rents now. Swiss people earn much more money than Irish people but have lower rents. That example alone shows us up.
