It affect saleability a great deal but price is mostly determined by location, structural condition, size, land size, and freeholder status. This looks like an old school conversion or similar. In achingly trendy E2, it’s likely to be worth a bomb.

Honestly, the location and square footage are probably carrying this price tag hard, you could fit three normal London flats in that space. The bathroom-in-bedroom situation is weird, but at least the place has potential if someone’s willing to renovate. Still wild to think an investor could chop it up and make bank, though.

It’s also freehold. Which is what you want, you don’t want to be paying ground rent, and also…. 1.4 million for the centre of London is extremely cheap.
