Hi all,

So me and my wife are looking for a house around Brussels and we are wondering if there are any particular advantages or disadvantages to choosing Wallonia or Flanders to live in? Apart from the different languages, obviously, is there anything else thinking about?

What we can easily think about is

**Flanders**

\+3% registration tax + costs ([20k total costs](https://notaire.be/calcul-de-frais/achat) for a 500k house)

\- higher house prices (at least around Brussels, in a reasonable driving distance)

**Wallonia**

\+ cheaper houses (not by that much, at least +/- 30m from Brussels) but

(+ If not mistaken, I think cheque habitat is still a thing, so at least we’d pay some lower taxes)

\- **much** higher registration tax + frais (65-67k for a 500k house)

Are there any other differences? I think that the car taxes (mise en circulation at least) are higher in Wallonia. No idea about other costs/taxes.

  1. You might want to check the difference in council taxes as well. I don’t know if they differ a lot.
