OP lists economic externalities presupposing no lifestyle or cultural differences have taken place over those years.
I don’t understand what marriage has to do with anything.
Also mostly correlates with the shinking birth rates.

I thought the trickle down economics would be a little trickle downier.
I don’t know about the marriage part, but homes are unaffordable for most young generations. Baby boomers and investors have helped keep housing prices too high.
