The Ministry of Foreign Affairs of the Czech Republic has purchased a 140-year-old mansion in Dupont Circle that served for the last 15 years as the headquarters for D.C.-based nonprofit Urban Alliance.
The 13K SF mansion at 2025 Massachusetts Ave. NW previously housed Urban Alliance’s headquarters.
The buyer paid $11.8M for the Samuel M. Bryan House at 2025 Massachusetts Ave. NW, D.C. deed records show.
The house, built by architect W. Bruce Gray in 1885, is registered as a D.C. historic site. It has had multiple additions over the years and now totals 13K SF.
The previous owner was the Zients Family Foundation, which purchased the house for $4M in 2010. Mary Zients is a founding member of Urban Alliance and serves as its board chair. Urban Alliance had relocated to 1025 Vermont Ave. NW as of March, according to its website.
The property underwent a “significant renovation” in 2010, according to a marketing brochure from Transwestern. The property sits across the street from the Indonesian Embassy and a few doors down from the Indian Embassy, the Phillips Collection and the Cosmos Club.
Transwestern’s Ed Flenner and Summit Commercial Real Estate’s James Connelly represented the buyer, and Transwestern’s Michael Goldman, Kamis Lawrence and Evins Roddy represented the seller.
Neither the buyer nor the seller responded to Bisnow’s requests for comment.

Global defense tech company Rheinmetall is opening a nearly 10K SF hub in Merrifield, the Fairfax County Economic Development Authority announced this week. The German-based company leased space at COPT Defense Properties’ 250K SF Metro Place II at 2600 Park Tower Drive for two of its U.S. subsidiaries. American Rheinmetall Defense is taking just over 3K SF, and American Rheinmetall Munitions is taking 6K SF on a separate floor. Savills represented the tenant, and Cushman & Wakefield represented the landlord.

Reliability & Performance Technologies inked a 22K SF lease at a Navy Yard office building that traded hands in June. The Dublin, Pennsylvania-based defense technology company is moving into 300 M St. SE, sizing up from another location in the neighborhood, the Washington Business Journal reported. When Garfield Investments and Broad Creek Capital paid $28M for the 285K SF building in June, it was 53% occupied. The new lease takes it to 60% occupied, with 40K SF as the largest remaining vacancy, according to the WBJ.

Streets Market inked a 2,900 SF lease at the Wharf, the WBJ reported. The local grocer is coming to the former Orangetheory Fitness space at 798 Maine Ave. SW. It hasn’t said when it will open. Streets has eight stores in D.C. and two more in the works in the Dupont Circle and Hill East neighborhoods. It also has three locations in Baltimore.

The Alexandria Redevelopment and Housing Authority completed the acquisition of a 133-unit senior living facility in the county that Bonaventure delivered last year. ARHA paid $56.8M for The Alate at 1122 N. First St., Cohn Property Group, which brokered the sale, announced Thursday. ARHA received authorization in June for the purchase and plans to relocate 110 of the residents from Ladrey Senior High-Rise at 300 Wythe St., where it is ceasing operations. The Alate has 18 occupied units, ALXnow reported.

Capital City Real Estate, Middleburg Communities and an unnamed investor purchased an office building parking lot in Fairfax city, where they plan to build a 260-unit apartment building. The joint venture bought the 3-acre site at 10350 Eaton Place for $10.4M, the WBJ reported. The team had received approval in 2024 for The Botanist, which is also planned to include 5K SF of ground-floor retail and a 676-space parking garage. The seller, WillowWood Office Owner LLC, appears to be a joint venture of Polinger Co. and Ares Management, according to the WBJ. Cohn Property Group’s Mychael Cohn and Aaron Lebovitz represented the buyer.
