Hi guys! Just received nebenkosten for 2024 for the house that we rent. Could anyone who knows explain to me if all the points are mine to be paid? Especially grundsteuer and wartungskosten Heizung.

  1. First of all ask for all the bills and check your contract for what you are liable to pay.

  2. Yes. Those are variable costs the landlord pays initially, but can get back from the tenants. Your monthly Nebenkosten are prepayments. The final Nebenkostenabrechnung lists the actual costs. If you paid less in prepayments than the actual cost, you have to pay the difference as well.     

    This is assuming your contract doesn’t say otherwise. But generally speaking, I don’t see anything unusual there.

  4. What the hell? All the insurances are not the renters responsibility. Neither is Grundsteuer. Your Vermieter is royally screwing you over. Talk to a lawyer and let them explain it to your Vermieter

  5. Check your contract. I think landlord can only charge the Grundsteuer and insurance policies on the tenant if it’s agreed on in the rental contract.
    If you rented the place for the whole year and paid 1800€ prepayment for the utilities then they should pay you back not the other way around.
    It would be easier to help if you’d post a more detailed description of the situation.

    You should have paid most of that monthly so there should also be a part where it says if you still have to pay something or if you are getting money back.

    If you were not there for the full 2024, then you should only pay for the months you actually had a contract and that should be clearly stated in the statement.

    Check you Contract especially for the Diel and Sielacht – usually these are exempt if not mentioned; at least my expirience from living in Leer! 🙂

All the costs listed can be distributed to all tenants in your house (proportional to the area of ​​your apartment and the total area of the house), except for water supply, waste water and heating, which depends on your actual usage. I see there’s no indication of warm water and heating, do you have a separate contract for those? Also there must be invoices attached to the summary, with all incurred costs and the calculations based on your apartment size and usage included. Definitely check if the calculations are correct, but often it’s already automated and should be fine.
    What’s strange is the total sum of pre-payments, from your screenshot in a comment it appears you owe money to the landlord, but the prepaid amount doesn’t add up correctly. Did your monthly payments change last year, after you received the previous “Nebenkostenabrechnung”? As another comment mentioned, check your bank statements and contact the landlord if you find any discrepancies between your actual payments and the sum listed there.
