The cost of new apartments in Croatia continues to climb sharply, with the average price per square metre reaching €2,754 in the first half of 2025, according to data from the Croatian Bureau of Statistics (DZS). This marks a 15.9% increase compared to the same period in 2024, and a 5.3% rise from the second half of last year.
In Zagreb, the average price of new apartments stood at €2,958 per square metre, up 4.5% year-on-year, while in other towns and cities the average hit €2,511, representing a 22% surge.
For units sold by private developers and companies (excluding government-subsidised POS housing), the average was €2,766 per square metre, up 11.8% compared to the first half of 2024. In Zagreb, these prices rose by 4.6% to €2,964, while elsewhere in the country they increased by 16.1% to €2,528.
Meanwhile, subsidised POS apartments averaged €1,245 per square metre, down 7.2% from last year. In Zagreb, POS units cost €1,030 (a 5.4% increase), but in other towns prices fell 3.3% to €1,303.
From January to June 2025, 2,086 new apartments were sold nationwide, including 1,205 in Zagreb and 881 in other locations. Only 13 were POS units, with the remainder sold by private developers.
The data underscores Croatia’s persistent real estate boom, with demand continuing to push prices higher across the market.
