TL;DR: Is this house overpriced?

I have a question regarding the pricing of a house that my girldfriend and I are potentially interested in buying.

We are looking for a house near Brussels, because we both work in Brussels. We want to buy a house with a small garden and close to the Zonienforest. Our preferred area’s are Tervuren, Overijse, or Hoeilaart.

We stumbled upon the house of the advert above, we are just not clear if this house would be considered “overpriced” for the area. Does anyone have any experience in the housing market in the area Overijse?

  1. I dont know the housing prices in that area, but im not surprised by that price.

    It looks like there are no urgent renovations necessary, and that would be a serious cost driver.

    The house looks nicely renovated, but without any paperwork, you cannot judge if its done correctly.

    For a newly renovated house, only an EPC-C label is bad.

    There are no pictures of the technical installations. Like, waterpipe, gasline, gas furnace, …

    House is from 1973, the era when asbestos was king, did they remove it all, or just cover it up with gyrpoc?

    Is there a new roof?

    There is way too little information. I’d say if you want to live in a “gegeerde woonwijk” & everything is indeed renovated up to spec of 2021, I’d say go for it. However I highly doubt that it is/was. This looks more like a “how can we as cheap as possible make the house look as expensive/modern as possible”.

    This would explain why they left the floor in the hallway alone, and used parket/laminaat in the kitchen. Woodproducts in the kitchen are a bad idea, and generally don’t live that long. (moisture, grease, …)

    EDIT: after looking at the pictures again (picture 4), the grout lines tell me that it could be ceramic tiles instead of parket.

    After browsing through the pictures again, it looks like they included the garage(/complete groundfloor) as livable space.

  3. It’s not overpriced, all those towns are expensive, expect to pay at least 400k for a house with a garden. However, this one isn’t even semi but technically a row house? Seems to be renovated though, so idk – depends on the specifics of the reno.

    More importantly, how do you plan to get to Brussels? Do you have to commute daily, or also remote work? Car? If so, the 411 is horrible. That particular house probably also has noise pollution from the Brusselsesteenweg. Lots of people who work in Brussels nowadays tend also take into account access to train stations (better thus Hoeilaart, Terhulpen, Bosvoorden (any town on that train line) or the subway, or near Oppem, or in Tervuren with the tram line.

    If I were to spend that amount of money near Overijse, I’d prefer to be closer to the centre of town where all the amenities are (like the library, pool, stores, etc.) – in that particular area you’d need a car for everything.

  4. Well in my opinion : row house, only 150m2, small garden… for 450k is way way overpriced ( don’t forget to add the extra costs which means all to all it will cost you 500k). Remember if something hapens to the house market the value of that house will be 2 times less.

    For 450k you can get a villa a few km further then overrijse

  5. All houses are overpriced imo. We bought our house for 260k, 1979 semi detached on 4 are ground. It’s not big and we renovate when we save up money. But we wanted to live in a specific village. We looked 1,5 year at houses and every house got sold immediately or above asking price… I heard about ours, drove there. Liked what we saw and made an offer the same day. Bought it higher price than I would like but we got it.

    So overpriced or not? What is it worth to you would be my answer.

  6. Ofcourse it’s overpriced. Like everything on that side of Brussels (Hoeilaart, Overijse, Tervuren, Wezembeek-Oppem, Kraainem, Zaventem).

    I’m from that area, can’t afford to live in my hometown and it’s because of (downvote me into oblivion, but it’s the truth) “people who work in Brussels who want to see the Zonienwoud when they wake up”.

  7. For people calling houses in Belgium overpriced… Lol, no. Check house prices in the Netherlands for example. Expect prices to go up more and more.
