London homes 500 metres from station ‘command £42,700 premium over those 1,500 metres away’

  1. Density near train stations should increase. This would mean that more people who want to live on top of the train station can live there, leaving more houses with yards for everyone else.

  2. Probably save that much every year anyway on having less phones snatched not walking the extra 1000 meters through the danger zone.

  3. I mean I don’t live 1.5km away about 700m (straight line on maps) but man I hate walking in the rain. Would be so good to just leave and be at a station without getting wet socks and trousers.

    If it was in my budget I’d consider paying more to live closer to a station.

  4. I wish there were more dedicated bicycle lanes to stations. Would make a lot more homes accessible to a station in a similar time frame.

  5. Only £42,700? 

    Price per square foot near me drops by about 10-20% just 1km from the station.

    Even my 5 year old daughter gets this: “some people live in a big house but it’s far away from lots of things, other peopke live in a smaller house but then they can walk to the cafe and shops and pub and train station”

    (Yes she will cite proximity to pub as an advantage)

  6. People think in time not distance. Add 10 minutes walk each way and that’s 20 mins a day added to every journey.

  7. And this is exactly why infrastructure should be funded by taxes on land values.

    TFL builds and maintains those stations, with our fairs and taxes. but it’s the landowners who get the financial benefit.

    I mean doesn’t everyone know 0.31 miles is the sweet spot 🙄

  9. This is why dockless bikes are so good. They make real estate more accessible to all people, not just those who can afford to live next to tube stations

    and central london is closer to tube stations than outer london

  12. I live 20 minuts fast walk from my nearest station and yeah, it’s a pain in the arse. 

  13. I’m 800m (0.5 miles) from the tube station and it feels a little long sometimes. 10 minute walk but I sometimes take the bus. Sadly.

  14. All the additional noise , rubbish and people , I’d rather walk the extra 1 km & pay £42 k off the mortgage.

  15. 1000m = 12.5mins each way -> 25mins/day

    25mins * 218days = 90.8 hours

    90.8 hours * £24/hour = £2179/year saved.

    £2179/year * 30 year period + 3% interest = £103,700 per working person in the household

  16. Even 500meters is tough work if you are wearing suits in heavy snowed road let alone 1km+.
