Home prices in Israel fell in May and June for the fifth consecutive month, the market’s longest decline since 2018.

The housing market has cooled in recent months, partially in reaction to the multiple wars Israel has been engaged in since Hamas invaded southern Israel on October 7, 2023. Prices have fallen by 1.5 percent in the last five months.

Prices dropped 0.2% in June-July compared to May-June, according to the most recent information available from the Central Bureau of Statistics.

Despite the short-term declines, prices have actually risen 1.6% compared to the same period a year ago. Earlier this year, the market’s annual growth had peaked at 7.8%.

Prices during the period rose by 0.7% in Haifa, 0.4% in the north and 0.4% in the south. They fell by 0.2% in Tel Aviv, 0.9% in the central district and 0.1% in Jerusalem.

The price of newly built homes fell by 0.8% compared to the previous period, the CBS said.

There are currently nearly 83,000 new apartments available for sale, a record level, according to CBS data.

According to Finance Ministry data for July, a total of 8,011 apartments were sold, 36% more than in June, when sales were low due to Israel’s 12-day war with Iran. Compared to a year earlier, sales were down 10% in July.

The volume of homes bought and sold every month has been down year-over-year in every month of 2025 after peaking in December 2024, Finance Ministry data shows.

New apartment sales, including government-subsidized units, declined by 28% from July 2024 to 2,726 units. Secondhand apartment sales reached 5,285 units, a 3% rise compared to June 2024.

Investors purchased only 1,194 apartments in July, a 14% decrease compared to July 2024. Investors sold 1,603 apartments, a 6% decrease compared to July 2024.

Sales

To provide the housing snapshot below, we used the Israel Tax Authority’s database, which records the actual prices paid for properties. The focus is on sales over the last month to present the most up-to-date picture of the market.

In Tel Aviv, a 107-square-meter (1,152-square-foot), four-room (three-bedroom) apartment at 8 Kol Moshe Street was sold for NIS 4,180,000 ($1,253,373) on September 3. The apartment is on the first floor of a six-floor building built in 2001.

An 86-square-meter (926-square-foot), three-and-a-half-room (two-bedroom plus study) apartment at 5 Meitav Street was sold for NIS 3,840,000 ($1,148,668) on September 16. The apartment is on the 19th floor of a 28-floor building built in 2021.

A 60-square-meter (646-square-foot), three-room (two-bedroom) apartment at 31 Menachem Arber Street was sold for NIS 2,290,000 ($685,628) on September 17. The apartment is on the top floor of a four-floor building built in 1970.

In  Jerusalem, a 95-square-meter (1,023-square-foot), four-room (three-bedroom) apartment at 26 Rabbi Toledano Street was sold for NIS 3,140,000 ($939,276) on September 4. The apartment is on the third floor of an eight-floor building built in 2020.

A 112-square-meter (1,206-square-foot), four-room (three-bedroom) apartment at 13 Eli Cohen Street was sold for NIS 3,150,000 ($943,396) on September 11. The apartment is on the first floor of a nine-floor building built in 2012 and includes a 165-square-meter (1,776-square-foot) garden.

An 87-square-meter (936-square-foot), five-room (four-bedroom) apartment at 12 Dov Gruner Street was sold for NIS 2,650,000 ($796,513) on September 14. The apartment is on the first floor of a four-floor building built in 1970.

In Beit Shemesh, a 94-square-meter (1,012-square-foot), four-room (three-bedroom) apartment at 17 HaAmoraim Boulevard was sold for NIS 2,390,000 ($705,847) on September 1. The apartment is on the first floor of a six-floor building built in 2021.

A 125-square-meter (1,345-square-foot), five-room (four-bedroom) apartment at 26 Rav Hanan Street was sold for NIS 3,450,000 ($1,032,007) on September 16. The apartment is on the first floor of a seven-floor building built in 2018.

In Haifa, a 112-square-meter (1,205-square-foot), four-room (three-bedroom) apartment at 27 Smolenskin Street was sold for NIS 3,148,230 ($946,266) on September 2. The apartment is on the fourth floor of an eight-floor building built in 2024.

Rentals

The database of the real estate website Madlan was used to compile this sample of rental apartments on the market with a focus on three-room (two-bedroom) properties, suitable for a couple, two roommates, or a small family.

In Tel Aviv, a four-room (three-bedroom) apartment at 4 Bublick Street in the northern part of the Old North neighborhood is available for rent at NIS 13,500 ($3,588) per month. The 1,098 sq. ft. (102 sq. m.) apartment is on the second floor of a seven-story building.

A five-room (four-bedroom) apartment on Rama Street in the Neve Sharett neighborhood is available for rent at NIS 10,500 ($2,791) per month. The 1,292 sq. ft. (120 sq. m.) apartment is on the ninth floor of a modern building.

In Jerusalem, a four-room (three-bedroom) garden apartment at 24 Beitar Street in the Arnona (Talpiot) neighborhood is available for rent at NIS 11,900 ($3,163) per month. The 2,045 sq. ft. (190 sq. m.) apartment is on the first floor of a small five-unit building.

A three-room (two-bedroom) apartment on Rabbi Akiva Street in the City Center is available for rent at NIS 11,000 ($2,924) per month. The 1,184 sq. ft. (110 sq. m.) apartment is on the first floor of a large complex.

In Haifa, a five-room (four-bedroom) apartment at 6 Harduf Street in the Western Carmel neighborhood is available for rent at NIS 7,500 ($1,994) per month. The 1,249 sq. ft. (116 sq. m.) apartment is on the third floor of a 10-unit building.
