Major shake-up of home buying aims to make process cheaper, quicker and easier. Buyers may no longer need to pay for so many searches, sellers may be asked to contribute some costs, and measures could be put in place to stop gazumping and chains collapsing.

  1. It sounds just like the **Home Information Pack** that came in around 2008 and then was scrapped a year or two later.

  2. Something needs to be done, it’s the worst process to go through. Sold my house earlier in the year and while it was actually quite straight forward, it’s was well expensive. Both my and the buyers solicitors went on holiday and didn’t had their workload to anyone, they both went for 2 weeks it just so happened my solicitor went the day theirs got back, so we lost 4 weeks right there. Also, what is the point estate agents anymore. I did every showing for my house.

  3. I like this. I feel that if you’re selling your house you should provide the required information and the costs you take included in the sale price. Then part of investigating the house should be that you get the dossier…you could then make much better decisions and come to a fairer price earlier on.

    I’d argue that the searches and survey should be done by the sellers, and then the buyers role should be to read and validate.

    It’s like buying a car….imagine if you could look at it once but then after u made a big u needed to then pay extra to know the milage…again to know how much oil in it…again to see the log book….again to have it serviced….etc…and everyone thay wad interested in that car had to pay for the same thing.

  4. A fair amount could be learned from Scotland with the Home Report, paid for by the seller (which is similar to the Home Information Pack). Also, gazumping doesn’t happen up here so much as accepting an offer is legal binding.

    These are the sorts of things Labour *should* be doing. Small changes that make big improvements on the processes people have in their lives.

  5. I feel like this won’t move the dial on the sale price for new builds, but instead move the dial on the house builders profit margin.

  6. Comments on the HIPS. Well, fair enough, nothing wrong with them, but a bit like a home buyers survey, its on you if you rely on these things.
