




This year I am being invoiced for 1000 euros for 2024. For heating and water, and of course for additional maintenance costs. I will pay it of course but need help understanding it.
1. Looking at the attached photos of the report, are heating and water costs calculated for the building and then divided between the tenants? Because we used much less water AND heating in 2024 compared to 2023, and we paid only 300 euros extra for 2023.
2. Where does this extra 1000 come from? Is it from the building maintenance costs or from the heating and water?
3. In the maintenance costs there are charges for smoke detector testing and window cleaning but none of the two have happened, shall I bring this up to the agency?

your heating costs are nearly covered with your monthly prepayments already. you just need to pay 49,83€ more for heating in total. that’s really good.

no they are divided by area. and again: you really shouldn’t worry about heating costs, just check the last site. you used 61% less heating than the average person there. that’s extremely good and not your issue.

check the first page, everything is listed there. 975€ Gebäudereinigung, 571€ Hauswart and the list goes on and on just to same you a few of these positions. all of that together was 3094€ for you and you just paid 2121€

they usually do that where it’s necessary in the building. they clean the windows in the common area for example.
Do you have the Abrechnung from the previous year? Can you compare the different positions?
The numbers for Gebäudereinigung, Hauswart and Glasreinigung seem high to me. But of course I don’t know the building and what services are provided.
I just checked my Nebenkostenabrechnung and the costs for Hauswart and Gebäudereinigung seem very high!
The total rental area is 3.914,90 m² -> Gebäudereinigung is only 5.230€ and our Hauswart is only 6.879€.
