A report stated just last week that 50% of renters in the private market are reliant on state supports, such as HAP.
This means 50% of the private rental market just have more money to chase the same low supply of rentals.
Demand side policies yet again.
Yep let’s keep throwing taxpayers money into a bottomless pit instead of capping rent. Forget about better healthcare, a metro or any other well needed infrastructure, any tax collected is just going to end up in private hands now with all these bullshit schemes.
I came up with an idea before which is simple and would work.
Tie rent to the purchase value of the property (also taking into account inflation). Cap rental yield at 4% per year. For example a property bought in 2005 for €200k is worth €250k in today’s money, annual yeild from this property will be a maximum of €10000 or €840 per month.
If landlords sell up they can’t buy another investment property for a period of 5 years, this will prevent them gaming the system as the value of property rises.
Pure insanity. They have to be purposely doing this to line their own pockets.
Is there no housing association that could collect names to ask for a referendum on the Constitution to allow capping rent?
Rent caps were legal until a 1980s case in which the judges found that limiting landlords’ right to profit from their property was unconstitutional. (Some interesting names among the lawyers.)
