The number of approved residential construction projects in Berlin rose for the first time in eight years. In 2025, authorities in the capital approved more than 13,750 housing projects, according to the Amt für Statistik Berlin-Brandenburg. This represents an increase of 40.7 percent compared to the previous year.

According to the data, nearly 10,800 of these apartments are to be built in new multi-family buildings, including residential complexes. More than 2,100 additional units are planned within existing buildings, for example through attic conversions or changes in use. This is an increase of nearly 75 percent compared to the previous year.

Whether this trend will continue into 2026 remains to be seen. One of the main reasons for the stagnation in housing construction in previous years was the high cost of building. These costs rose again in February of this year, with prices for residential construction in Berlin standing 4.9 percent higher than in the same month last year. Costs for structural work increased by 3.3 percent, while finishing work rose by 6.1 percent.
