    I think all that will happen is landlords will ask if tenants have pets during the vetting process then if they do decline their application.

    Landlords will just wait until a pet free application comes through

  2. wasn’t how I read it, the way I read it was they have to give ‘consideration’, so after consideration they can give a reason based on risk of damage, noise, hygiene, whatever.

  3. I am a tenant of a Sanctuary Housing property what was taken over from a Council tenancy and I have never once signed a contract with them.

    They had a housing officer working my area who was a complete bitch and would try threaten me and tell me she would get my dog taken away.

    I’m now happy that there is a chance they wont be able to act that way with others.

  4. It’s ashame it only applies to the private rental sector rather than all sectors of the rental market. Also seems there are ways and means of it being declined. Its a good start but there is still room for improvement I think.

  5. Surely this can’t apply to HMOs? People with allergies being forced to share with someone with a dog, with no way of knowing first is a lawsuit waiting to happen.

  6. Rabbits and chickens are, of course, already permitted under the Allotments Act. Of course the idea was you ate them, but a landlord can’t stop you keeping them.

  7. Good. But am I the only one that can see that the government are doing this as they see that renting is the going to the norm for most people in future, so they are closing the issues with it at the moment – such as no pets, being evicted for no reason etc

  8. I’m all up for this. I’m putting my home up to let through an estate agent whilst I live abroad for some undecided amount of years. I’d already decided animals were OK and that we don’t need to charge extra for them.

    The agency was really surprised when I told them that 😂 goes to show how rare it is for tenants to be allowed pets and how much this change is needed.

  10. I used to own a flat I rented out for a bit. One couple had a dog and struggled to find somewhere that would accept it. Met it when I met them, lovely little thing. I said to them, as long as I don’t get complaints from the neighbours about the noise or it shits etc in communal areas, fine.

    When they left, I deducted quite a bit of money, not from their dog messing the carpets up, but because they’d punched a hole in the wall, ripped a door off the hinges, stolen most of the cable for the virgin TV. I had a word with a couple downstairs who told me one of them had vomited on the communal landing whilst pissed. They very rarely paid their rent on time.

    Worst thing about it all, was they were friends of my ex wife and thought they could get away with it all.

    It’s not the pets that are the trouble, it’s the owners. Animals only do what they’re shown. If you don’t house train them, obviously they’re going to shit and piss everywhere because they know no different.

  11. I wonder if this’ll cover covenants. I signed one when I bought my flat that says I’m not allowed to have a loud pet, like a dog. I’m allowed a cat, but I prefer dogs.

  12. This is a nice start. Have recently moved to Japan and the proportion of places that say no to pets for no reason is insane.

  13. This was the reason my leasehold purchase fell through, they wouldn’t let me keep my pet.

    Ended up buying freehold instead but this really should have been a law ages ago. It seems barbaric to restrict people from having pets, you have a security deposit for a reason.

  14. Issues with rented places that allowed pets in my experience was that they charge you £250 pet deposit and then an extra £50/month rent.

    You can bet your ass if you tried to leave, they will pull the bullshit move of “Oh we noticed there’s cat/dog hairs everywhere and the carpet is a bit torn, so we’ll be keeping £200 of the £250”

  15. My tenant can have a pet if he wants….I’ve never said no to pets because realistically, normal wear and tear even without a pet means I’ll usually replace the carpets and repaint the place anyway before putting it up for rent again. So I don’t mind either way.

  16. I’m lucky enough to live in a rental that allows pets. I’m 99% sure it’s only because the letting agent do everything and they think the landlord is a cunt. Which he is. Nothing to do with him being a landlord, he’s well known in the area for being a cunt.

  17. We have this in Ontario.

    What actually happens is the landlord asks if you have a pet during the vetting process, and if you say yes you won’t get the rental because someone without a pet will also want it.

    A lot of people lie and say they don’t have one, even when they do. That works over here because it’s near impossible to be evicted once you’re in. Probably not so much in the UK, where it’s insanely easy to evict someone.

  18. I suspect LLs will have two rental prices with pet and without, and the with pet will be higher and justified because of additional ‘wear and tear’. How much higher depends on how much they want to discourage people with pets.

    The last rented place I lived I could still smell the cat pee from the previous tenant’s cat even though brand new flooring had been fitted. I could smell it when I first viewed the place, LL said they’d fit new flooring and they did, you could still smell the cat pee (although it was far better). It took months for it go away or I just became used to it.

  19. A vote winner, but the reality is that some pets do cause some damage, and the deposit and hassle may not be enough to cover it, so inevitably rents will rise over time to cover the extra risk. Anyone think that landlords will take on that risk for nothing? And there’s me thinking rents were high enough already.

    we’ve been looking for a new place since January and have received literally hundreds of flat out rejections because we have a dog. we have even offered to pay more and pay for cleaning once we leave but still no. One agent told my girlfriend to ‘get rid of our animals’ and was very apologetic when i turned up in person to ask him what he meant by it

  21. How about implementing some measures so people don’t have to rent their whole lives and they can get on the property market? That way they can do as they please with their own property….. just a thought

    Pets are nice and all but this shit sounds ripe for abuse, the cost of Insuring property is no joke and is a massive money pit for your average responsible renter.

  23. They’re pulling the wool over your eyes. All landlords have to do is draft up a clause in their contract stating pets may cause extra damage/cleaning repairs so they aren’t allowed. It’s a private contract so the government really don’t have much say in this.

    It may, however, sway some landlords who are on the fence about letting pets in to their property though.

  24. If I’m being charged over £1200 a month for rent, I’m having a pet one way or another.

    The rent in my area has gone insane, it is astronomical. £1500 last week for a three bed I saw a few blocks away. No pets allowed. 1 child max. 1 month rent upfront *and* a deposit. Utter insanity. Think about that for a moment. Three bedrooms. 1 child max. What in the fuck?!

    I’m all for respecting the property and the landlord, but some of them take the absolute piss. It’s supposed to be a home (because we have no other options) and for a grand a month I will damn well treat it like one.

  25. Am I an awful person for not necessarily agreeing with this? Pets can reduce a property value with the residual smell and hair left behind… surely it should be the landlord making the decision if they want that?

    I imagine most will add on a big deposit to ensure the tenant gets the place thoroughly cleaned at the end?

  26. The government announced this is Jan 2020 and again in Jan 2021. They’ll keep announcing it because it gets them for press. They won’t bother doing it.

  28. I’m not a land lord and I doubt I will ever have the money to be one. If I was I’d be really troubled by this. I find the smell of dogs and some cats overpowering and revolting. I like dogs and cats but the smell to me is just disgusting. Sometimes I’ll go to a friends house and be trying not to gag, especially on a hot day. Some dogs, you just have to pat them and the smell transfers to your hands.

    Maybe I’m just sensitive to smell. I can’t stand homes with indoor cats or the smell people who are into horses have . Reading this back I think inmost have very sensitive sense of smell.

  29. I’m currently having a nightmare with a neighbour who lets, doesmt work and screams day in and day out at their dog.

    Everyone has their own story, I just wish people don’t have the experience I do.

    1. Just refuse application for some other reason.

    2. A “reasonable excuse” for not permitting pets is super broad and something like allergies will never require proof unless sued.

  31. I absolutely love that landlords seem to have no comprehension of the fact they’ve used their money to buy more houses to make more money by forcing people to rent their houses cos they can’t buy one.

    Now they have to operate with consideration of renters and they’re losing their fucking minds….
