TD Bank Group says it has launched its first agentic AI model as part of a broader plan to automate and streamline the application process for mortgages and home equity lines of credit.
The bank said the model, developed by its Layer 6 artificial intelligence research and development centre alongside TD’s technology, data, real estate secured lending and risk management teams, is being used to generate application summary memos for underwriters.
TD described the launch as the first step in an end-to-end transformation of its real estate secured lending operations, with plans to introduce agentic AI across each stage of the process, from document submission to the release of mortgage or HELOC funding.
“Agentic AI is enabling us to deliver what clients tell us matters most — speed and simplicity,” said Mohit Veoli, senior vice-president of real estate secured lending at TD. “By providing confident decisions earlier in the homebuying process, one of life’s milestone moments, we’re meeting our clients where they need us most, making the experience simpler and faster.”
How TD says the model works
TD said the autonomous agents classify client documents, extract key information, calculate client income, validate figures against select policy requirements, perform consent checks and search for discrepancies before generating a summary for underwriters.
The bank said early results show the process has been reduced from an average of 15 hours to less than three minutes, while also improving accuracy and lowering both risk and the unit cost of adjudication.
“Agentic AI will supercharge our work and put us in a position to deliver more accurate and faster results for our clients,” said Luke Gee, TD’s chief analytics and AI officer. “We’re building a hybrid future where our colleagues and AI work together to help our clients get to a ‘yes’ faster on some of their most important decisions.”
TD said oversight will be handled by its Trustworthy AI team, which evaluates models for privacy, security, fairness, accountability and explainability before they are deployed, and continues to monitor them once in use.
