What were the notice periods before now?

I’m gonna assume that doesn’t apply if you are just renting a room?
This will likely be downvoted to oblivion but here goes…
The concensus seems to be that we don’t want funds buying up rental properties. The way things are going they will be the only people left. Why would an individual consider renting out their property if it would take them 6 months to get it back if the tenant was there greater than a year?
This measure will just mean less properties available for rent imo
5 months notice after less than a year renting seems longer than I would have expected.
Have the tenant notice periods changed?
Wish this came into law sooner, leaving my place of 2 years today and gonna be couch surfing. Even asked my landlord (who pays no landlord tax and didn’t give me written notice) for an extra 11 days and was refused but am too drained over the whole situation to cause a fuss.

Won’t be enforced, they’ll still kick you out with only an afternoon’s notice.
Do these apply to investment funds that buy up lots of property and then rent them out ?
Can see this as another reason for landlords to leave the market and sell up.
I’m a renter I should point out but why the hell would a landlord put up with all these extra rules and headaches when they can sell up now on a property with an inflated price.
Can see the rental market struggling more on this announcement.

I find it amazing that in a country where we learn of the land league in primary school we have such shite tenants rights. It actively encourages non maintanance.

If lease says 1 month is it valid? Do these supercede an existing lease?

If you squeeze the small landlords out you invite more vultures which is why we are here , so we need more small landlords n less wholesale vultures. Agents have all ready said clusters of single properties are now being bought by vultures . So we’re making it worse
every new rental agreement is now going to come with the eviction notice by default, mark my words.
It’s great one one way but on the other hand landlords who have one or two properties will see this as increasing their chances of having a Tenant who’s not paying their rent staying for longer for nothing. More are going to sell up and the vulture fund groups will buy up, do the properties up and rent them out to the to highest bidder.
Why is 1-7 years the same and 8+ the same but 7-8 is different ? seems a bit random.

As much as landlords can suck, we need to make it so people cant take advantage in certain situations. By no means let landlord with multiple properties benefits, as ultimately no one should be making profit during this time, but so many people have second properties that they choose not to rent due to the massive risk..vacant properties will only go up.
Just read about a couple that moved back after a year away working, renting to (ex) friends and their refusing to leave, and this couple are basically forced homeless because of it, and yeah the tenants stopped paying rent.. they were given full notice and simply refused. It will be months before they get back into their house. Protection cannot be one sided.

Lived here for over a year, now the property was apparently sold to another owner, but I haven’t heard anything more than both the previous and new owner telling me that it was sold and that I’ll be paying rent to the new owner now.
Now it’s my 2nd month living here for free, haven’t yet been told where or how to pay the rent, haven’t signed any contract or annex, haven’t received any written notification, and now I’m not sure whether I’m a tenant, squatter, or maybe a ghost haunting an abandoned house.
I still think selling a house should not be a reason to for a person to be evicted from a home. The sale process especially here in Ireland takes fucking months so someone should live in that home and any rent is withheld to the end of the sale.

If I had a contract to rent a room in an apartment for 1 year, and have since paid rent in the same place for another 15months after that contract ended but without signing another contract (I just agreed terms with the landlord verbally) would these notice periods still apply?
I am renting a room in an apartment in Dublin and my landlord just told me on Tuesday that he would like to end the arrangement we have in mid august as his partner will be moving in. I do feel this is extremely short notice given the current state of rent opportunities in Dublin but I’m not sure where I stand as I only had a signed contract for the first 12 months and the past 15 months I have been paying rent but never signed a new contract. I would greatly appreciate any insight at all as this is a bit of a stressful situation currently
