Yeah there was someone on the late debate explaining that, basically DCC is hamstrung by the dept of housing in approving developments and costs are locked in those approvals, but the actual developers (not the builders) refuse to move forward with government projects unless they get the costs (now spiralling obviously) renegotiated which means DCC have to go back to the dept of housing and start again.
It’s an insane level of double bureaucracy because DCC have their own planners, architects, etc and the dept of housing have their own planners, architects, accountants, etc and everything has to go through a double approval process which occasionally gets held up for weeks over important issues like what kind of chimney is acceptable (not real chimneys of course – fake ones).
Now they’ve got the LDA, we’ll probably be looking at a third set of approvals with a whole new set of the same professionals to go over the plans.
And people wonder why DCC says it will take 7 years to break ground on any development. Not to mention because of the way procurement works, local builders are almost locked out of these developments in the first place, so DCC has to go to the giants who are very easily able to just pause their government projects – knowing there will probably be more money down the line, and focus on building yet another hotel.
I hadn’t realised that every social housing development had to be an original design. Surely in some cases it would make sense to use an existing design or template.
I walk by the Dominic street development 3/4 times a week. There has been little to no movement in it in almost 3 months. It looks like the exterior is completed but there’s nothing happening inside

No shit! When has the government or a county council ever met a deadline that’s not about new charges?
They can tell us they will build 100k houses a year but there aren’t enough trades people to do it
