IT DID CAME WITH A FORM SORRY I FORGOT TO ADD IT (https://imgur.com/a/VVsukeN )Me and my husband just recently moved to a new apartment in an old building with our one year old baby. Our downstairs neighbour is also the concierge from our building. Since the first day we were moving in she has been complaining that we do a lot of noise and that we have parties at home (completely false, we don’t know enough people to make a party and we have not had ANYONE visiting us, beside my parents.) When my parents were over visiting, they have ring our door at 21:30 just to let us know that they will call the police at 22:00 if we don’t stop making horrible noise that makes impossible for them to sleep. My husband told them to go away and never ring our bell again. Today I’ve got this letter in the mail and I don’t believe that my Verwaltung has any right to kick me out, not even with a previous warning or nothing. Am I right? 🤓
Yeah, you should look for another place to live anyways, as they will make your life a living hell, it’s always so welcome to have good relations with your neighbours, but it is’nt the norm sadly
This letter is not from a Verwaltung because it is so poorly written. When they want to terminate the lease, they have to use an official form for that.
Does the last sentence say that they will look for a new flat for you?
[deleted]
The Letter is probably from your Nachbar. So many mistakes in this letter. An official letter would never.
Letter is fake. No Verwaltung would use these words and sentences. Call Verwaltung and ask. Tell them somebody faked them. Suggest they talk to your neighbour. Might me a case for a police investigation
Holy fuck that „German“ looks like this writing comes from the prince of nigeria and not a „Verwaltung“. Läck du mier. If they can cut the contract because you come home late often? I honestly dont think this case would go further than the „Schlichtungsbehörde“ where they are going to tell them to fuck off. I‘d atleast drag it to the „Schlichtungsbehörde“. Been there once. 10/10, great institution. Would engage again. Even if you „loose“ you don‘t need to pay any fees or the like.
I call bullshit. The German is beyond ridiculous, sounds like a second grader wrote it. It seems to have no letterhead of a company either and it asks you to please look for another apparent, lol?
Also the argument is ridiculous, that’s to the best of my knowledge not anyone’s business in Switzerland.
You might want to contact the real Verwaltung and tell them you suspect one of the neighbors did this. If he/she really pretends to be the Verwaltung that might even be illegal.
You should search a new flat, you will never find peace on that one. They will complain about everything which is just not worth it.
I strongly doubt this is actually from your Verwaltung. I think this is from a neighbour that it is angry about the noise you make (whether it be justified or not).
Well:
„The landlord must give notice of termination of residential or commercial premises to the tenants in writing and on an officially approved form. A normal letter is not sufficient. If these formalities are not complied with, the notice of termination is null and void. This means that, legally speaking, the tenancy has not been terminated at all.“
Ooooh I’m sooo sorry for working late shifts to pay your goddamn rent, you dense motherfuckers!
Tell you what: Move and be glad to never have to deal with those retards again! Like jeeeez, the stick up their butts must be a whole fuckin’ pine tree!
Holy fuck no!!!!! That is not even barely legal and probably not even from your Mietverwaltung.
Edit: I saw other comments in which you stated that it was indeed your Verwaltung. I am sorry for your trouble and fuck them. If you can, call your Rechtschutzversicherung and let them handle it. Don’t let them push you around! As a Mieter you have more rigths than you know! The Mieterverband is also a very good adress.
If this letter is real, you would have enough law on your side to win against them. Just call them and ask about it. And if its real send a letter that you don‘t accept it.
No they absolutely can’t and I tend to think that this letter is not really from the Verwaltung.
Op please keep us updated if that doesn’t bother you!
Its completely bad style, but I can’t see, why it should be illegal as all other commentators suggested
This letter is not valid and has no legal effect for you!
A notice from the Verwaltung need to be on a “amtliches Formular”.
Take it as a “warning” from your Verwaltung.
I would write them a little email to clarify the facts about the noise. So its noted somewhere.
This sounds really fake, probably one of your neighbors wrote it. For real, no serious Verwaltung would write letters like this, it’s full of mistakes and also doesn’t sound official at all. Just call them to make sure.
The German is really, really bad. This is not an official letter. One of your neighbors is trying to get you to move out.

Does not look like a Verwaltung letter
This thread is a good example of the value of Internet advice.
This “notice of termination” is legally invalid and you can ignore it. Termination notices require the use of an officiary form issued by the canton sent to both spouses separately.
So this results in an annoying fact for you and I am sorry to say so: You just may continue living there until the official form would eventually arrive and you can then still challenge the termination in court. But most probably your landlord will make your stay as unpleasant as possible and in the end the question you have to answer is it worth it.
At this point I’d consider to search for another rental location.
The grammar in this letters makes my eyes hurt.
I’d send a copy of this letter „back“ to the property management and ask them, whether they had Zukunftstag or something.
Seriously though: totally agree on everyone else’s take regarding the authenticity of this letter: no date for end of lease term provided (as least from what I can see), so for me does not meet the minimum standard of a Kündigung. 🤷🏼♂️
Sorry that you have to go through this 🤦♂️
It’s so badly written that it’s probably not legally valid. But if they really want you out there isn’t much you can do, except annoy them and delay things for maybe 1-2 months.
You are being addressed in both the familiar (“mit Euch”) and the polite (“mit Ihnen”) form. So it’s bad writing. Inconsistent wording. And it’s faulty German; there are several mistakes in the text. The language being used is already a red flag.
Are you renting from non-native speakers? Private owners? That would explain the language being used, and it might also point towards the people you rent from not being familiar with Swiss laws or trying to get away with applying what they deem common sense. Swiss tenants aren’t as badly protected as this letter makes it seem. But if you’re the sub-tenants of the main tenants, you are actually worse protected. A tenant can kick out a sub-tenant much more easily.
New post to add to my other one: The writing in the additional picture you provide on imgur reminds me of the handwriting of people from (South) Eastern Europe. (Yes, people’s handwriting is influenced by writing norms of where they learned to write and by the script they learned to write in first.) My guess is “person who is not familiar or with or trying to ignore Swiss law”.
Generally, I would say that if the owner wants you out then you can’t do much. Switzerland does not have big tenant-protection laws.
But it is stated on the letter that the termination can be objected (within 30 days) at the local “Schlichtungsbehörde”. So, I would contact them immediately. They are there to find solutions in cases like yours.
If there is someone in your apartment complex that does not seem to like you, try talking to them first before going the legal way. Your problem sound more personal than legal.
You have nazis in your house…
The letter sounds fake – like a 3 y old wrote it check with ur Liegenschaft.
I genuinely can’t believe that letter came from a Verwaltung. The sentence structure and formatting is just so trash.
RemindMe! 6 days
It’s not written like an official letter, was the envelope basic? Normally stuff like this is A-post (printed on the envelope)
Grammar 0/10 not legit.

Letter doesn’t even have commas lmao
Where is this?
My Verwaltung once sent my ex a letter that said something like this:
“Your neighbours have seen your cat jumping and walking over a outside parked car. Please make your cat stop doing this or we have to kündigen you”
Like, yes, Verwaltungen are as stupid as it gets.
Probably also far from legal but how should they know, they only learned this, they still are dumb.
