Is it the same as a standard lease you would sign with a letting agent, any pitfalls/dangers signing one of these leases?

They’re really not great, but there’s little danger for you as a tenant. I’d never advise a landlord to use one.
They go on about how they’re “reviewed by a solicitor” which is nonsense if you’ve ever seen one. A Solicitor looked at some of the generic terms a long time ago maybe. I’ve seen misspelled stuff inserted into the forms where the landlord can put in their own terms. I’ve also seen in the generic terms references to sections that don’t exist in the contract. They’re terrible.
They also don’t really protect the landlord at all. No break terms for the landlord by default – even those allowable under the table to s 34 of the RTA – which is great if you’re a tenant as you can’t be kicked out in that time. Also no provision for viewings at the end of a tenancy.
I’d read it to make sure there’s nothing really strange, but you’re probably grand to sign. It’s more likely to screw the landlord over than you.
It’s amazing to me the amount of landlords who cost themselves hassle and money by not just getting a solicitor to draft a lease for them and keep it updated as the law changes. Penny wise, pound foolish.
