
I’ve lived in this apartment in Munich for over 4 years without any incident and no damage except for a circle that has formed under my desk chair.

Landlord says that’s not normal wear and tear and that I need to find a way to match it back or else I could be held responsible for replacing the floor. She claims there are court decisions to back her up.
Any advice on if she is correct and if so any tips on staining it to match?

It is somehow a perfect circle. I also have a chair over a teppich and I haven’t formed such a perfect circle.

That’s not a stain, that’s damaged floor. I don’t think you can “match it back”, as the surface has been scraped off by your chair.
Go to a Baumarkt with your pics and ask for advice whether they have some Laminat-Parkett or whatever magic goo to fix this which you could give a try.
I would see if you can find a lawyer to give you an opinion. In general light scratches on the floor is wear and tear.

This article gives a number of examples, like dents left in the floor from heavy furniture, or uneven fading from light. Those are both wear from using a particular type of furniture. If you had a carpet down, you took precautions to avoid wear, and it still occurred. You might have a case.
But probably only a lawyer experienced in rent or the Mieterverein can give you a definitive answer on that.
