Don’t go direct to a developer unless you’re incredibly well informed on the market. You might pay 5% more but on the grand scheme of things an agent will benefit you in the long run, especially since you want to build your own house and not buy one of the preset developer projects as I understood.
They have the plots, they know the developers and they have to do all the hard work. Generally speaking its better to buy the plot yourself and then develop the land. Agents deal with this everyday and are deeply knowledgeable in the market. You’ll be surprised that they actually can get you better a price is most cases.
I also advise staying away from the bigger companies like remax and fox, find a boutique small agency and they’ll actually help you out and care about you as a client.
