Not a renter but I can confirm that the price of the apartment that I bought has risen about 3,3 times.
Perhaps set up a questionnaire via google forms?

An apartment that is in the same building, has the same layout, the same sqm and is on the same floor as mine is now on the market for twice the price I paid a year and a half ago . And the one on sale needs a full renovation on the bathroom and toilet side, mine even didn’t. It’s kind of mental.
A friend bought a new flat (on paper) last year, with a price around 200K, +/- 20K. This spring when they moved in, the same flat cost 300K on paper. That was 80-100K growth in like 6 months.
You’re F if you want to buy first time right now. You’re also F if you just took a huge loan of 130-150K recently and the interest rates will be going up as most Estonian mortgages are tied to 6 months Euribor.
I have wanted to change the place where I live for a while now and can probably forget about it for a while – can’t afford it as I just don’t earn enough.

I think I have the best deal in the center of Tallinn. I count myself lucky every day.
Yeah. A flat in Lasnamäe ghetto, 3 cubic meters, with entrance hidden by bricks and rubble, with fan, air vent and Saddam Hussein will cost you around 140 000 euro.
