Hello guys,

I rented a flat in Niittykumpu – Espoo from Lumo (blocks completed in June 2021) and am having a noise issue caused by the elevator.

My living room and bedroom share walls with the elevator cage and the engine room is next to my flat. I started hearing a friction noise against the walls whenever the elevator is in use after two weeks. I reported the problem in July. It’s now getting more intense and Lumo property manager badly misunderstands the issue and denies it. He doesn’t even send someone to check it and decides that my complaints are not valid. The same thing happens when I call Schindler and report the problem, they say that if the manager doesn’t confirm, there is nothing they can do. I am sending faulty reports, emails, calling… in vain.

The noise I hear through the walls can be described as a metal object touching/ hitting the walls, it’s very disturbing especially at night.

The elevator itself it’s not well assembled I guess, it’s shaky and some parts are not sealed. I uploaded a video here:

Does it look normal ? Can you assume that everything works properly and there is nothing to complain about ?

I would like to know how and where to complain about this, because Lumo is ignoring the matter and only told us that if we wanted to change the flat, we’d need to pay a penalty equal to 1 month rent. We’re not considering it as we just started our rental in July, and if this was the only option I believe that we have the right to some compensation as the living conditions in that flat are not proper (other issues related to the ventilation system, the heating thermostats etc. have been reported without any action being taken).

  1. I’m not an expert by any means but from that video I can tell that there is clearly something wrong with that elevator. Have you sent that clip to your building manager?

  2. If it’s those pieces you showed in the video that is making sounds. Just stick a bunch of packing materials like packaging paper or cardboard in there and make it stop 😀

  3. Elevator expert here, that has been horribly installed. I dont work with Schindler elevators so i dont know their fixing methodology but i’m willing to bet they missed some installation bolts which hold the wall panels in place and just decided that a couple of bolts at floor level are enough. There shouldn’t be a risk of falling into the shaft but there’s always a slight chance that the walls get dislodged from their roof/floor cutouts and come totally loose. But yeah the distance between elevator wall and shaft wall should not be that large. If you showed that video to schindler they should be there fixing it immediately imo.

  4. You definitely do not need to move or pay a penalty. You can, and should, however demand Lumo to decrease your rent as your apartment has severe issues because of the elevator. That elevator should not pass an inspection.

    Like SirHenryy said, call the emergency number on the elevator and demand they fix it. If they don’t do it then I would contact the police or fire departement that your apartment elevator is going to kill someone.

  5. I would say try to get in contact with someone higher up at Lumo. This person’s boss. Not only should you not need to pay a penalty, you should be compensated for the time you’ve lived with this.
